For others, luxury means a little extra land with some space to stretch out; privacy, bigger garages with room for toys, a pool, or other water features.

Learn the search process: Many luxury homes are not listed in the MLS. Luxury sellers often desire privacy and confidentiality and their properties are often not found on the major search sites, but rather through a realtor’s connections.

Look beyond the photos: Many luxury homes are not the most photogenic. It can be difficult to ascertain the size of the home by the front elevation picture alone. If possible, have your agent schedule a private showing or a virtual tour.

Work with a local expert: If you are searching for homes on typical home sites, never click “contact agent.” You’ll immediately be redirected to a third-party verification system that will match you with an agent who pays for your lead. Financing vs Cash: When financing, it’s beneficial to work with a bank you already have a history with. Your loan officer will issue a pre-qualification letter to present along with your offer. Paying cash? Be prepared to offer a Proof of Funds letter along with your offer to the seller.

Hire a home inspector: every home has defects, but there are typically some defects you can’t see for yourself. Your home inspector will perform a detailed inspection of the home, including any outbuildings. He will provide you and your agent with a detailed report of his findings. Recommended repairs can be negotiated with the seller.

Perform a title search: The title company will search back 42 years to make sure there are no rightful heirs to the property. They will also search for any unpaid taxes and liens. You will be able to purchase title insurance, which is highly recommended.
